The full timeline from initial concept to move-in can stretch to 18 to 24 months when you include the pre-construction phase: design, engineering, municipal approvals, and permit processing.

The key phases include pre-construction (3 to 6 months), site work and foundation (4 to 8 weeks), framing and envelope (6 to 10 weeks), mechanical rough-ins (4 to 6 weeks), interior finishing (8 to 14 weeks), landscaping (2 to 4 weeks), and final inspections and handover (1 to 2 weeks).

The most common sources of delay in custom home construction are late material selections, change orders mid-construction, permit processing backlogs, weather during critical exterior phases, and supply chain disruptions for specialty materials.

Understanding Your Tarion Warranty Coverage

Tarion is Ontario's new home warranty administrator. Every new home builder in Ontario must be registered with Tarion. Coverage operates on a tiered timeline: 1-year warranty covers defects in workmanship and materials, 2-year warranty extends coverage for water penetration and building systems, and 7-year warranty protects against major structural defects.

Homeowners must submit the Year-End Form between 30 and 120 days before the first anniversary of possession. The Pre-Delivery Inspection is the first opportunity to document deficiencies. Tarion does not cover normal wear and tear, damage from improper maintenance, or cosmetic damage not documented at the PDI.
